'Robust performance' in Simcoe County home sales, upswing in Barrie

If numbers tell the story, the local real estate market may have turned the tide.

The Barrie and District Association of Realtors in its latest data release on Wednesday said Simcoe County's real estate market last month showcased a "robust performance," with year-over-year growth and notable month-over-month changes.

Last month, home sales in Simcoe County reached 660 units, a 45.37 per cent increase compared to the 454 sales in October 2023. There was a 17.44 per cent rise from September 2024.

"The average sale price for the month was $843,640, showing a slight year-over-year increase of 0.24% and a modest 1.72% decrease from September 2024, reflecting the market’s stabilization," the report stated.

There were 1,718 new listings last month, a 3.62 per cent rise from the previous year, though a 16.03 per cent drop compared to September 2024.

In Barrie, year-over-year sales totalled 192 units last month compared to 141 sales in October 2023, a 36.17 per cent increase. Month-to-month sales saw an 11.63 per cent increase in October compared to September 2024.

The average sale price in October was $752,858, up 1.078 per cent from a year ago and a 2.49 per cent spike from September 2024.

There were 527 new listings last month, a 4.36 per cent rise from the previous year, though there was a dip of 3.48 per cent compared to September 2024.

“October’s data reflects a market that is adapting and thriving despite broader economic factors. We see increased sales and active listings providing a healthier dynamic where both buyers and sellers can engage with confidence. Moving into the holiday season, we expect these balanced conditions to support steady activity,” said BDAR Chair Lindsay Percy.
