September home sales trend upwards in Simcoe County, Barrie: BDAR

A report by the Barrie & District Association of Realtors shows September home sales increased in Barrie, Simcoe County both month-over-month and from a year ago.

The Barrie and District Association of Realtors (BDAR) says there was a dynamic performance in Simcoe County's real estate market in September, showing year-over-year growth and steady month-over-month changes as market conditions continue to evolve.

Last month, home sales in Simcoe County totalled 564 units, an 11.9 per cent increase from the 504 sales in September 2023. Sales saw a modest rise month-over-month at 0.71 per cent compared to August. The average sale price for September reached 858,422, a 4.36 per cent year-over-year increase and a 4.15 per cent rise from the previous month, which BDAR says indicates a sustained upward trend in property values.

New listings surged last month, with 2,045 properties hitting the market, a 7.92 percent spike compared to September 2023 and a 21.3 percent jump compared to August.

In Barrie, home sales totalled 173 units in September, compared to 157 the month previous, an increase of 10.1 percent. Year-over-year, sales were up 4.85 percent. The average sale price for September was $737,810, a dip of 2.25 per cent from a year ago and up 0.92 per cent from the month previous.

New listings soared last month compared to August, with 544 homes on the market, up 13.57 per cent.

"September's statistics reveal a market that is maintaining its upward momentum, said Lindsay Percy, BDAR Chair. "The combination of rising prices, increased inventory, and consistent sales activity is creating a healthier market dynamic where both buyers and sellers can thrive. As we head into the fall season, we anticipate this balanced trend to continue."
