A few hiccups in the Barrie real estate market last month as year-over-year home sales dropped 22.3 per cent compared to June 2023, while a month-to-month comparison shows June 2024 home sales were off 16.1 per cent compared to May.
Despite that, numbers from the Barrie and District Association of Realtors reveal the sale price remained fairly stable last month at $786,122 compared to $784,145 June 2023. The same holds true month-to-month with the average home price in June at $784,145 compared to $781,333 in May.
New listings were down 19.0 per cent year-over-year and 7.5 per cent month-over month.
Across Simcoe County, BDAR says there was a significant year-over-year decline with 672 homes sold in June 2024, down 20.4 per cent from June 2023. However, compared to May 2024, sales dropped by a smaller margin at 12 per cent. The average sale price decreased slightly by 2.8 per cent year-over-year to $861,1888 but saw a modest increase of 2.2 per cent from May 2024.
"The June statistics illustrate a market in transition. While sales have dipped compared to last year, the stability in average prices and a substantial inventory highlight the underlying strength of Simcoe County's housing market," says BDAR Chair, Lindsay Percy." The increase in active listings provides buyers with more choice and negotiating power, contributing to a balanced market.”
