Officials with the Barrie & District Association of Realtors (BDAR) say last month was a 'varied performance' for Simcoe County's real estate market.
In a release today, the association said home sales for the county in August 2024 were down by 2.93 per cent, seeing 564 homes sold as opposed to 581 in August 2023.
"Month-over-month, sales also showed a decline, falling by 6.31 per cent compared to July 2024," the BDAR noted.
"Despite these declines, the average sale price rose by 1.15 per cent year-over-year to $837,825, though it dropped by 1.84 per cent from July 2024."
New listings last month were at 1,685, up 5.38 per cent year-over-year, but dropped by 10.61 per cent month-over-month.
Active listings jumped by 35.25 per cent, 3,461, compared to the same month last year, "indicating a well-stocked market," according to the association.
The Numbers for Simcoe County
The Numbers for Barrie
The average price for a home in August in Barrie was $731,191, while it was $760,828 in July - a drop of nearly 4 per cent.
"The August statistics reflect a market that is balancing itself after a period of heightened activity," Lindsay Percy, BDAR Chair, said.
"With active listings growing and inventory levels rising, buyers are benefiting from more choices, while sellers are still experiencing stable demand. This equilibrium is helping to create favourable conditions for both sides of the market."
