Simcoe County’s real estate market perked up in April, with a sharp rise in both home sales and new listings, according to data released by the Barrie & District Association of REALTORS® (BDAR).
Sales in April were up 20.36% from the same month last year, and a striking 74.56% from March. The numbers suggest growing momentum as the spring season progresses, driven by renewed activity on both sides of the market.
While the average sale price dipped to $808,175—down 6.50% year-over-year and 2.96% month-over-month—the uptick in inventory is giving buyers more negotiating power and a broader range of choices.
"April’s data reflects a strong and active spring market," said BDAR Chair Robin Jones. "With more listings and increased sales activity, both buyers and sellers have opportunities to make meaningful moves."

New listings climbed to 2,151, a 57.70% increase from April 2024 and nearly 70% higher than in March. That growth in supply is helping rebalance a market that had tilted heavily in favour of sellers during the pandemic years.
Active listings more than doubled from last month, hitting 3,799—a 123.47% rise year-over-year, suggesting a shift toward more buyer-friendly conditions.
This changing dynamic is good news for families and first-time buyers who were previously priced out or discouraged by low inventory and bidding wars. It also offers fresh opportunities for sellers who have been sitting on the sidelines.
The surge in listings reflects a boost in seller confidence, as homeowners respond to pent-up demand and a more stable interest rate environment.
