Simcoe County housing market shows signs of balance in July

The Barrie & District Association of REALTORS® (BDAR) has released its July 2025 housing market report, revealing a steady pace of sales, a growing supply of homes, and continued moderation in prices across Simcoe County. The latest data suggests the region is shifting toward a more balanced market, offering increased opportunities for both buyers and sellers.

Simcoe County recorded 425 home sales in July 2025, a 4.94% increase compared to the same month last year. While activity dipped 4.49% from June, the slowdown aligns with typical seasonal trends following a busy spring.

“July’s figures show a market that is providing more balance for buyers and sellers,” said BDAR Chair Robin Jones. “With inventory levels remaining strong, buyers have more options, while sellers are still seeing steady demand.”

The average sale price in July was $831,428—down 7.77% year-over-year, but up slightly (0.35%) from June. This continued moderation in pricing, paired with rising inventory, is creating more negotiating room for buyers.

New listings reached 1,552 in July, a 17.22% increase from July 2024. Active listings climbed to 2,782, up 30.06% year-over-year and 1.60% higher than June. The months of inventory rose to 5.4, compared to 4.2 a year ago, indicating a shift toward a more balanced market environment.

With more homes on the market and prices stabilizing, buyers are gaining ground in negotiations. Sellers, meanwhile, continue to benefit from consistent demand.
