
The Barrie & District Association of REALTORS® (BDAR) released its March 2025 numbers, indicating "steady growth in sales and price stability."
According to the BDAR, the data reflects a strong start to the spring season, supported by a rise in new listings and active inventory.
In Barrie, 166 homes were sold in March 2025, a 27.51 per cent decrease compared to 229 sales in March 2024. However, this represents a 9.93 per cent increase from February 2025, when 151 homes were sold.
The average sale price in Barrie was $734,169, down 4.47 per cent from $768,531 in March 2024, but up 0.57 per cent from $730,015 in February 2025.
New listings in Barrie increased to 522, a 13.73 per cent rise from 459 in March 2024, and a 32.82 per cent increase from 393 in February 2025.
Active listings remained steady at 412, unchanged from both March 2024 and February 2025. The months of inventory in Barrie stood at 2.48, up from 1.80 in March 2024, but down from 2.73 in February 2025.

Across Simcoe County, 492 homes were sold in March 2025, a 6.96 per cent increase from 460 sales in March 2024. Month-over-month, sales jumped by 61.84 per cent.
The average sale price reached $807,260, representing an 8.40 per cent decrease compared to March 2024, but a 2.93 per cent increase from February 2025, which came in at $784,287.
New listings climbed to 2,022, marking an 84.15 per cent increase year-over-year and a 138.16 per cent jump month-over-month.
Active listings also rose to 2,098, up 63.52 per cent from March 2024 at 1283, and held steady with February levels. The months of inventory edged up slightly to 4.26, consistent with last month.

“March's numbers reflect a healthy and dynamic market,” said BDAR Chair Robin Jones. “We’re seeing strong buyer interest supported by a surge in new listings, which is helping to balance conditions."
